Tenancy Agreement

The following Tenancy Agreement outlines the conditions of stay at Cliff House Beachfront Villas.

1. Tariff

The cost is $220 / night / double for ROOM ONLY. Full use of villa is $240 / double/ night & $35 pp extra/night ($250 / double / night & $35 pp extra/night from April 1st, 2018)

The maximum number of persons allowed, and for which we are licensed, is 4 in the 2 bedroom units and 6 in the 3 bedroom units. Please do not exceed these numbers as we will have to ask you to vacate the premises with no refund.

If you book as a double and choose to use other beds, you will be charged $35 per bed.

2 night minimum stay on weekends. (Fri/Sat or Sat/Sun)

3 night minimum stay on long weekends (Fri/Sat/Sun or Sat/Sun/Mon).

The tarrif for Easter, long weekends, Christmas, school holidays and special events (YP Field Days, Kernewek Lowender, etc.) varies and is subject to change.

2. Payment of Rent

A deposit of $300 is required at the time of booking. If the rental amount is less than $300, then full payment is required. The balance of rental is to be paid 30 days prior to occupancy. The landlord reserves the right to cancel the booking, retain monies paid, and re-let the property if the full amount of rental is not received by the due date. In the case of cancellation, the deposit (less booking fee of $25) can only be refunded if the property is rebooked for the full period. **Credit Card details are to be provided as security for all bookings. A current drivers licence no to be provided for ID.

3. Check in time

Check in time is 2 p.m., however you may take residence earlier if your Villa has been serviced. Please contact Cliff House Beachfront Villas to confirm.

4. Check out time

Check out time is 10 a.m., however a late departure can be negotiated providing there are no new tenants arriving that day. A fee of $25 will apply if checking out before 12pm. If checking out after 12pm, a fee of half the daily rate will be charged.

6. Children

With respect to other tenants, all children must be under adult supervision at all times.

7. Noise

This facility is a Multi-Apartment style building, so please be aware of your noise levels. Tenants in Elder and Hancock, please do not use the spa after 9.30 p.m.

8. Pathways

Please use the pathways to the jetty, beach and shop. Use of the cliff face is strictly prohibited for obvious reasons of erosion and safety.

9. Litter

Please do not throw litter and cigarette butts over the decking, use the bins provided. Party poppers are not permitted outside.

10. Pets

Dogs, cats and other pets are unfortunately not allowed.

11. Bond

The Landlord/Agent reserves the right to request a security bond prior to commencement of the tenancy period.

12. Cleanliness

We expect the Villas to be left as you found them, within reason. Please place dishes in dishwasher and set on your departure. Linen and towels are not to be washed in the Villa washing machines. Please call the caretaker on 0475 065 656 if you require replacement linen. Broom, etc. are in the Villas. If excess cleaning is required you will be billed at $20/hour.

13. Septic system

Please note that Cliff House has a septic tank, and UNDER NO CIRCUMSTANCES is anything other than toilet paper to be flushed down the toilet.

14. Rubbish

Please place your rubbish in the green wheelie bins provided in the compound. Please wrap fish and crabs in plastic bags before placing in bin.

15. Lost Property

Please ensure that all personal items and food are removed from the premises on departure. Cliff House Beachfront Villas cannot accept responsibility for any items left behind.

16. Mobile Phones

Mobile Phones do work at Cliff House Beachfront Villas depending on network and conditions.

17. Television

Television reception varies from good to poor at various times. This is beyond our control. Please do not attempt to adjust or tune the set.

18. Beach chairs, etc.

Please provide your own Beach Chairs, Umbrellas or other shade, beach games, games, etc.

19. Bicycles

Children's and adult bikes are a great way to explore Moonta.

The management and agents of Cliff House Beachfront Villas reserve the right to expel any tenant for any abuse of the above agreement, with no refund of bond and/or tariff paid. No correspondence will be entered into.
